Maintenance Technician. . .

Currently seeking a Maintenance Technician for multifamily communities around Indianapolis. Looking for a unique and stable opportunity? Join the BAM team! This full-time position offers an excellent compensation package!

Essential Job Functions – The individual must be able to perform the following tasks:

  • Complete all maintenance requests in an efficient and courteous manner.
  • Prepare vacant apartments for market ready condition.
  • Repair and maintain simple electrical circuits, switches, outlets and lighting fixtures.
  • Install and repair carpeting and tile.
  • Repair, install and maintain plumbing fixtures such as water heaters, lavatories, toilets, dishwashers.
  • Maintain lawns, grounds, landscaping and parking lots including snow removal.
  • Repair and maintain building exteriors and roofs.
  • Complete preventative maintenance activities.
  • Cleaning and housekeeping of common areas and vacant units.
  • Provide emergency resident support after office hours.
  • Boiler experience a plus

Requirements

  • High school diploma or equivalent combination of education, training or experience.
  • EPA Certification strongly preferred, but not required.
  • Demonstrated ability or experience in the maintenance field desirable.
  • Must have and maintain a valid driver's license in the state of residence. Must have reliable vehicle.
  • Able to work overtime and emergency call in.
  • Must be able to communicate effectively verbally and in writing.
  • Must be able to read and comprehend the English language.

Compensation

  • Full-Time Position (40 Hours a week)

Human Resources Manager . . .

This position will be responsible for managing the day-to-day operations of all Human Resources functions and duties. The incumbent will play an active role in the ongoing development of the HR department and will report directly to the Director of Finance & Operations. Job Duties may include, but are not limited to, the following:

  • Develop and Implement HR program policy and design
  • Liaise with both Employees and Vendors on all HR-related issues including benefits, payroll, time off, performance, complaints, onboarding, training, and employee relations
  • Advise management on employee-related policy and procedures, must maintain working knowledge of relevant employment law
  • Assist with conducting internal investigations and make appropriate recommendations for employee relations issues
  • Manage the Benefit Administration and design process to include: conducting annual medical insurance open enrollment, benefit plan design changes, employee meetings, 401K plan meetings, and manage benefit vendor relations and audits
  • Assist with the recruiting, interviewing, and hiring process including background screens and candidate selection
  • Manage the New Employee onboarding process
  • Manage the Annual Performance Review Process
  • Assists the Directors with the bi- weekly payroll process to include payroll/benefits related reconciliations to General Ledger and other accounts
  • Conducts audits of payroll, benefits or other HR programs
  • Performs various research projects, leadership training and other special projects
  • Conducts Compensation Analysis and Prepare Personnel-related reports at the request of the Directors
  • Assists with Holiday Activities, Employee Engagement, Wellness Initiatives, etc.
  • Responsible for a variety of HR administrative tasks – File maintenance, calendaring, etc . Requirements

  • Bachelor's degree in Human Resources, Business, or related field and 3+ years of related experience in a human resources capacity, or equivalent combination of education and experience.

  • Payroll & Benefits Administration Experience
  • Comprehensive Understanding of Local, State, and Federal Employment Laws
  • Outstanding Interpersonal Relationship and Employee Coaching Skills
  • Must maintain the highest levels of personal integrity, discretion, confidentiality, and professional judgment
  • Excellent Verbal and Written Communication Skills
  • Proficiency in Microsoft Office Products
  • Minimal regional travel required

Assistant Property Manager . . .

As an Assistant Property Manager for this property you will work in conjunction with the Property Manager to service Oakdale Square n Bloomington, Indiana. You will be responsible for generating leads, following up with prospective residents and preparing all documentation for the lease signing.

  • Promptly answer phone, Internet and email inquiries with the goal of obtaining an appointment to show the apartment community to prospective residents
  • Promptly follow up with prospective residents whom have not yet leased to continue the sales process and secure the sale.
  • Close the sale with prospective resident and obtain a security deposit and application for an apartment or waiting list.
  • Prepare all necessary documents for the application process and leas signing
  • Provide and explain all necessary documents to potential residences
  • Screen, interview, and notify applicants of their acceptance or rejection as a residents in accordance with company procedures, Equal Housing Opportunity requirements and any applicable program regulations
  • Assist Property Manager with advertising and promotions for the property in relation to prospective residents and resident retention.
  • Complete and submit all weekly reports in a timely manner to the Property Manager and the Regional Property Manager.
  • Conduct all activities in accordance with HUD regulations and Fair Housing requirements.
